Buy Your Admission to the 21+ Winter Soiree
Join us at Karl Strauss on Saturday, December 6th for a Diamonds & Denim Winter Soiree from 5:30pm-10pm. Tickets are just $30 for an individual or $50 for a pair. Admission includes buffet dinner (steak, salmon, chicken and Beyond®), DJ, dancing and 2 drink tickets that can be redeemed for Karl’s beer or wine. In order to ensure a comfortable environment and sufficient seating, ticket sales will be limited this year! *This event is for Residents ages 21+ Only*
HOA ASSESSMENTS INCREASING JANUARY 1, 2026
Effective January 1st, 2026, 4S Ranch Master Assessments will increase $5 per month from $100 to $105. Please make adjustments to stay current with your payments. It is each owner’s responsibility to stay up to date with payments regardless of enrollment in autopay or e-statements. Please check your balances periodically. Homeowners living in Garden Walk, Ivy Gate, Amherst, and Maybeck must make additional adjustments to your cost center assessments which have also increased. Please refer to the budget that has been mailed to you or download the digital budget from TownSq>Documents>Budget Disclosures>2026
MANAGEMENT OFFICE
4S Ranch Master Association is managed by The Prescott Companies – An Associa Company. Walk ins are accepted Monday and Wednesday from 1pm-5pm and Tuesdays and Thursdays from 9am-12pm. The office is located at 10805 Rancho Bernardo Road, Ste 250, San Diego, CA 92127. Management can be reached at 4sranch@prescottmgt.com or by utilizing the TownSq app. The office is closed for holidays including November 27th and 28th, December 25th, and January 1st. For assistance with after hours emergencies, call 858-946-0320 and press the star (*) key.
BOARD MEETINGS
Board meetings are held on the third Tuesday of the month from January through November at 6pm. Meetings are held at the Prescott Companies located at 10805 Rancho Bernardo Rd., Ste 250. Agendas are posted at the community bulletin board and on the TownSq app the week prior to each meeting.

ROAD SERVICE REQUESTS
Most streets in the 4S Ranch HOA common areas are public, patrolled by the Sheriff and CHP, and maintained by the County. To report abandoned vehicles or those blocking intersections, contact one of these agencies for assistance. To report a lifted sidewalks, missing street signs or potholes, contact the County Department of Public Works.
